Warsaw is a leader, but regions also keep in shape

The warehouse market in Poland is still in a very good condition. In 2017, 2.3 million sq.m of modern space was delivered. The largest number - almost 460,000 sq.m - was created in three Warsaw zones. In terms of space leased, the record-breaking region is Łódź, where last year lease agreements were signed for over 1 million sq.m, according to the latest Colliers International magazine report summarizing the warehouse market in Warsaw and 10 regional cities.

Most of the new warehouse space was delivered to the Warsaw market last year. Developers completed 456.2 thousand sq.m of which 89% in Zones II and III (Błonie, Pruszków, Piaseczno, Janki and Nadarzyn, Sochaczew, Mszczonów and Teresin). Thus, the total warehouse stock of Warsaw increased to 3.6 million square meters. At the same time, the vacancy rates in Zones II and III decreased to 5.9% and 2.9%, respectively. In Zone I, the number of vacant space increased to 9.1%.

In 7 of the 12 regions surveyed, the rental price does not exceed EUR 3 per sqm per month.
-  So far, rents have remained stable and do not differ too much between regions. The lowest rates are in Warsaw Zones II and III (EUR 1.9-2.9 per sq.m) and Upper Silesia (EUR 2.0-2.6 per sq.m). The highest rate was EUR 2.6-4.0 per sq.m/month in Warsaw and Krakow. However, in the near future we can expect an increase in lease rates, which will be caused by the growing demand for warehouse space in urban areas, decreasing supply of investment areas and very rapidly rising construction costs - says Tomasz Kasperowicz, Senior Partner and Director of Industrial and Logistics Agency, Colliers International Poland.

According to Colliers International's estimates, 1.3 million sq.m of A-class warehouse space will be delivered in 2018, the largest of which will be in the Upper Silesian (approx. 398,000 sq.m), Warsaw (227,000 sq.m) and Central Poland (240,000 sq.m) regions. Developers can find special economic zones on their target, where investors can count on preferential construction conditions and companies can run their business.

-  The potential for construction of industrial and logistic areas in the areas belonging to special economic zones is still high. Developers can count on a large number of available investment areas, most of which are located in the following zones in the vicinity of Wrocław - approx. 3.1 thousand ha. Special economic zones are also better and better connected, also with Europe. This is favoured by the development of roads and motorways, as well as by the proximity of airports and steadily falling prices of air connections - says Maciej Chmielewski, Senior Partner and Director of Industrial and Logistics Agency, Colliers International Poland.
