Panattoni is once again developing a project for DB Schenker near Poznań. In April, the logistic operator will occupy over 20,000 sqm in Panattoni Park Poznań XII, where it will serve its client from the automotive sector. The two companies have worked together in Panattoni Park Poznań VIII in Komorniki and now they have decided to continue their cooperation with the experienced developer. The building features reinforced floors, suitable for forklifts that use the inductive loop technology. Panattoni l also delivered numerous green solutions, which should allow the project to obtain the BREEAM certification at the “Excellent” level.
The tenant was advised in the transaction process by experts from the leading consultancy firm Colliers.
The most attractive one and not without reason. Poznań industrial real estate market is the most popular one in Poland, both in terms of the take up with 1 000 000 sqm leased at 2021, and in terms of supply – with almost half a million sqm of industrial space under development at the end of 2021. The business potential of the region attracts companies - like DB Schenker will move to the new Panattoni’s industrial complex in April, the Panattoni Park Poznań XII industrial park, in Plewiska near Komorniki. Panattoni has reinforced the floor and thickened it up to 19 cm, so that it can be suitable for forklifts steered with the use of the induction loop technology. The developer also installed a compressed air system, prepared a place for a cleaning machine and installed a charging station. The building has 12m in height, which is compliant with Panattoni warehouse standards. The development for DB Schenker will be certified under the BREEAM certification system at the level of “Excellent”.

The park is located only 11 km from the centre of Poznań, and close to the Komorniki junction, which links the national road number 5 and the A2 highway. The highway crosses the major cities in Central and Eastern Europe, including Warsaw, Łódź, Poznań and Berlin. Express road S5, which is in the final stage of construction, will run close to the park. The road is part of the ring road of Poznań, connecting it also with Wrocław on the South and Bydgoszcz in the North. The location of the complex allows efficient transport both in and outside the country.
The project for DB Schenker is to be BREEAM certified at the level of “Excellent”. The project from the very beginning was built in a sustainable manner. A life cycle cost analysis was made at the concept stage and in the construction phase the electricity and water usage was monitored, together with the construction waste and CO2 emissions from the transport of construction materials. Numerous energy saving solutions have been implemented in the building, including the installation of complex metering systems and intelligent lighting, as well as limiting the water usage, which should drop to only 55 pct of the base values. The investment was also prepared with the wellbeing of users in mind. Panattoni has increased access to natural light and assured proper acoustics in the building. The developer will also build infrastructure for cyclist and install electric charging stations. The investment was made in cooperation with an ecologist, who helped to introduce biodiversity into the project.
The park in Poznań is another Panattoni’s green project developed for DB Schenker. Last year the developer completed a terminal in Świdnik, where green solutions made it possible to reduce CO2 emissions by almost 30 pct, energy consumption was limited by 34 pct, and water usage reduced by 67 pct. At the beginning of 2021 the company completed a terminal in Rzeszów, equipped with solar collectors, grey water systems, as well as a heating and ventilation with 90 percent heat recovery. The building is not only sustainable, but also has obtained the OPINION ABOUT INNOVATION from the Rzeszów Regional Development Agency. The first green project that Panattoni and the logistics operator have made together was the centre in Nowa Wieś Wrocławska, which Panattoni completed at the beginning of 2019. Sustainable solutions which were implemented in the centre allowed to reduce by half the energy usage and lower CO2 emissions by 230 tonnes when compared to a traditional building.
