- Excellent connections to Berlin
MLP Group, a leading developer, owner and asset manager of high-quality logistics and industrial parks and light industrial business parks has leased the first 2,900 sqm of commercial space in the MLP Business Park in Ludwigsfelde near Berlin. Of this, 2,450 sqm will be dedicated as warehouse/service area and 450 sqm as office space. The new tenant of the “MLP Business Park Berlin-Ludwigsfelde” is americanfood4u, an online shop for American food and non-food products, which also already operates two shops in Berlin. The global real estate services provider CBRE facilitated the new tenant for MLP.
In October 2020, the MLP Group began developing the light industrial business park with a total leasable area of almost 18,000 sqm. The park will be completed as early as July 2021, so that americanfood4u can move into the space promptly. The Park in total will accommodate warehouse and office space in four buildings with available flexible unit sizes starting from 750 sqm.
The location has a direct connection to the B101, which leads directly to the “Berliner Ring” highway (A10). The Ludwigsfelde regional train station is also within a few minutes’ drive and provides good public transport connections. A bus stop is located in the immediate vicinity of the property.
The Project in Berlin-Ludwigsfelde is being developed in line with MLP Group’s green development strategy, aiming to build energy efficient and sustainable properties. This includes strategic use of available roof space for photovoltaic systems as well as implementing charging stations for electric and hybrid vehicles. In line with MLP Group’s strategy to certify all newly constructed buildings, the Business Park in Berlin-Ludwigsfelde will be DGNB Gold certified.
‘”The first letting in our new Light-Industrial Park near Berlin is an important step in our targeted growth course in the German Market,”’ said Patrick Schumacher-Kurowski, MLP Group Country Manager for Germany and Austria.
“The first lettings just a few months after the start of construction show the great demand for flexible divisible and, above all, smaller commercial space in Berlin compared to classic logistics properties – provided there are good connections” explains Colette Bodendorf, Team Leader Industrial & Logistics at CBRE in Berlin.
