Panattoni Europe, Poland’s leader in industrial real estate, is developing a BTS manufacturing project for a German company from the automotive sector, Ideal Automotive. The 19,645-square-metre facility is going up in Zielona Góra at the Kostrzyn-Słubice Special Economic Zone. Commissioning of the building is planned for March 2017. The contract was brokered by the international advisory firm Colliers International. Panattoni Europe expands its automotive customer portfolio. The developer is building a manufacturing and warehousing hall for the German-based Ideal Automotive – a manufacturer of vehicle interior parts and components, including textile linings, mats, coatings as well as moulded parts and sound damping components for dozens of car brands, including Mercedes-Benz, BMW, Audi, Volvo, Volkswagen, McLaren, Lamborghini, Bugatti and Porsche. The investment totalling 19,645 sqm is going up in Zielona Góra within a special economic zone at the Lubuski Industrial and Technological Park. The manufacturing section will take up 8,652 sqm and will be adapted to the needs of the tenant’s technological processes through, e.g., reinforcing the floor, putting in process installations including compressed air systems, providing power supply to the machines or, finally, erecting a technical building which will house e.g.: a compressor room, refrigeration plant, accumulator plant and waterjet pumps. The warehousing zone, in turn, will take up 6,400 sqm, while office and staff facilities are planned on 1,538 sqm. Outside the building, there will be more than 200 car parking spaces and 10 spaces for large trucks. All access roads will be adapted to the needs of heavy transport. The construction works are already underway, with completion and commissioning planned for March 2017. The transaction was mediated by the international advisory firm Colliers International. The manufacturing and warehousing hall developed by Panattoni Europe is Ideal Automotive’s first investment in Poland, but already the second partnership between the two companies in Europe. In 2014, the developer had built a manufacturing plant for Ideal Automotive at Panattoni Park Stříbro in the Czech Republic. Now, Ideal Automotive intends to use the new facility to expand its operations and boost manufacturing capacity in Central and Eastern Europe. Marek Foryński, Managing Director of BTS Group at Panattoni Europe said: “The modern manufacturing and warehousing hall is being built according to the requirements specified by Ideal Automotive. Our client portfolio in the automotive sector is very broad and keeps getting bigger. Among our investments are facilities developed for Kongsberg Automotive, Sanden Manufacturing Poland, IFA Rotorion, Pilkington Automotive and Benteler Automotive, to name but a few. Panattoni Europe’s successive project for Ideal Automotive provides evidence that the quality of our services enables us to cooperate with our clients on a long-term basis.” The facility for Ideal Automotive is being built in Zielona Góra – one of the most industrialised and urbanised regions in Central Europe. With the new project, the company stands to employ several hundred people in the future. The property enjoys a strategic location between Berlin and Prague. The investment site is situated in the vicinity of the S3 expressway, part of the international route E65, running across Europe from north to south. The facility will also be conveniently communicated with the A2 and A4 motorways, leading to the West. The proximity of the German border (only 70 km), providing for easy access to the manufacturing plants of Daimler, Audi, BMW and Volkswagen, is a key advantage of this location.
