Panattoni will build another warehouse and manufacturing park in Silesia – Panattoni Park Zabrze II. The 44,000-square-metre project will be delivered in Zabrze, at the Katowice Special Economic Zone. The first customer – Zarys International Group, making and selling medical supplies to hospitals etc. – has already leased 14,000 sqm at the park.
The construction of Panattoni Park Zabrze II is set to commence this July.
The facility will comprise 44,000 sqm, of which 14,000 sqm (including 600 sqm of office space) has already been spoken for by the first tenant – Zarys. The company is one of the largest manufacturers and suppliers of medical products, notably disposable equipment, serving hospitals and other medical facilities in the country. They also act as a distributor for renowned world-class manufacturers of medical equipment. Zarys will move into the park in February 2021, but will be given early access already in the coming December.
“Our medical supplies warehouses are already the biggest in Central and Eastern Europe. We continue to expand them, because we also serve markets neighbouring with Poland, such as Czechia, Slovakia, Lithuania, Latvia and Germany. Hence the location of our new distribution centre in Zabrze is of key importance, as by gaining access to road infrastructure we can promptly handle our growing exports” – says Paweł Ossowski, Vice President of the Board and Managing Director, ZARYS International Group.
Silesia pulls like a magnet.
Upper Silesia is one of the largest logistics markets in Poland. It is not only the most populous (4.7 million inhabitants) and urbanised region in the country (380 inhabitants per sqm), but also one of the strongest industrial regions in Central and Eastern Europe.

This is due to the easy access to the main transport routes, such as the A1 and A2 motorways, and the airports in Katowice and Krakow. As an additional advantage, Panattoni Park Zabrze II will boast a location within the Katowice Special Economic Zone, which comes with numerous tax incentives for the investor. In 2019, this very zone was recognised in the FDI Business Financial Times ranking as the best industrial zone in Europe and the second best worldwide” – says Aurelia Rachtan, Senior Development Manager Panattoni, and adds: “We are happy to have Zarys as our first tenant, having had the pleasure of working together last April, when Panattoni got involved in the fight against the coronavirus. The enterprise is a leader in the market of medical supplies, and it was thanks to their openness and quick response at a time when such products were in very short supply that Panattoni was able to provide aid. Top-quality supplies purchased from Zarys went to the hospitals which needed support most urgently.
PLN 500,000 worth of medical supplies went to three healthcare institutions: Szpital Kliniczny im. of the Poznań University of K. Marcinkowskiego in Poznań (Teaching Hospital of the Poznań University of Medical Sciences), Białostockie Centrum Onkologii im. M. Skłodowskiej-Curie (Białystok Centre of Oncology) and Samodzielny Publiczny Wojewódzki Szpital Zespolony w Szczecinie (Regional General Hospital in Szczecin). In total, the developer supplied 100,000 medical face masks, 200,000 nitrile gloves, 300 non-contact thermometers and 100 packs of medical caps.
Panattoni Park Zabrze II, to be built at ul. K. Goduli in Zabrze, will be BREEAM-certified with a “Very Good” rating. The facility will also be finished with the new look. According to the latest standards implemented by Panattoni, the warehouse will feature a new colour scheme, glass and aluminium facade in the office section and enhanced greenery.
