Panattoni Europe, Poland’s leader in industrial real estate, has embarked on the construction of a factory commissioned by Skamol A/S – a Danish manufacturer of a wide range of insulation solutions for industry and construction. The BTS facility featuring approx. 6,000 square metres will be delivered in the BTO formula in Opole, at the special economic zone WSSE Invest Park. The contract was mediated by the international advisory firm Colliers International, and the completion of works to be implemented by Panattoni Europe is anticipated in April 2017.
Panattoni Europe with a BTS & BTO manufacturing facility for the construction industry. The developer is to deliver a silicate board factory for the Polish branch of Skamol – a Danish manufacturer of high-temperature insulation materials. The investment featuring close to 6,000 sqm is being built on a 3-hectare site, situated at the Wałbrzych Special Economic Zone, in Opole. The manufacturing hall with approx. 4,000 sqm will be tailored to the specific needs of the industry and the production line – with such adaptations as special foundations under heavy equipment. Additionally, the facility will operate an energy recovery system, to recover thermal energy which is then used to heat the interiors. Office and staff facilities will take up 350 sqm and, like the rest of the facility, will be lit by LED lighting. The completion of works to be delivered by Panattoni Europe is planned for the coming April, and the investor is planning to launch production in November 2017.
The present investment will be Skamol’s fifth production plant – the investor already has three factories in Denmark and one in Russia. The choice of Opole was dictated by the ample supply of raw materials in the region, the dynamically growing market, as well as the academic potential and easy access to university graduates, particularly from the Opole University of Technology. Marek Foryński, Managing Director BTS Group at Panattoni Europe, also views Opole as a popular location: “The city is very well communicated with other regions of Poland, it has considerable growth potential, offers attractive opportunities for investors and access to a qualified labour pool. Many companies wishing to be stay close to our western border decide to base their business in Opole, rather than for instance Wrocław, which according to many is a challenging location in terms of access to human resources”. One example of such an investment is the manufacturing facility for Polaris Industries, also delivered at WSSE Invest-Park.
Development of custom-tailored manufacturing and warehouse facilities for the client to own, in the so-called BTO (build-to-own) formula, is one of the many competences of Panattoni Europe. The projects completed by the developer to date include: 19,377 sqm for Bombardier Transportation, making modern body shells for passenger trains, including ICx high-speed trains; the factory for the Kellogg Company – known worldwide for its breakfast cereals, cookies and snacks, notably Pringles – delivered at the Kutno Subzone of the Łódź Special Economic Zone; the investment for Pilkington Automotive, the automotive glass manufacturer; the reloading centre and UPS hub in Stryków featuring 13,000 sqm and, last but not least, the distribution centre in Ożarów Mazowiecki, dedicated to the FMCG sector and commissioned by Transgourmet Polska Sp. z o.o. (formerly Selgros).
