Colliers sums up the third quarter of the warehouse market

In Q3 2018, 683,400 sq.m was delivered to the Polish warehouse market. Thus, at the end of September, Poland's warehouse space stock exceeded 15 million sq.m, which means that the total volume of space has doubled over the last five years. Almost 2 million sq.m remains under construction, 25% of which is in Central Poland. 

 

Central Poland, just after Warsaw and Upper Silesia, belongs to the most dynamically developing regions. At the end of September, the construction of another part of the Panattoni Central European Logistics Hub complex, which is being constructed in Łódź, was completed here. It was the largest industrial and warehouse facility completed in the previous quarter (74 thousand square meters). As a result, the supply in Central Poland at the end of Q3 2012 exceeded 2 million sq.m. The supply in Central Poland exceeded 2 million sq.m. At the end of Q3 2012, it was the largest industrial and warehouse facility in Poland (74,000 sq.m).  

 

It is also worth noting the eastern regions of Poland (Lublin or Białystok), where a total of 75,000 sq.m of modern industrial and warehousing space was delivered in the previous quarter. 

 

In Q3, the vacancy rate in Poland increased slightly for the industrial space sector, reaching the level of 4.5%. The highest vacancy rate was recorded in Warsaw (zone I) and the eastern region (11.4%).

 

- This is a significant increase compared to the previous quarter, where the vacancy rate along the eastern wall of Poland was one of the lowest in the country and in the second quarter of 2018 was 2.5%. This is primarily due to the fact that part of the space recently commissioned has not yet been absorbed by the market - says Tomasz Kasperowicz, senior partner and director of the Industrial and Logistics Department at Colliers International.
